Location

Encore Resort is located in Osceola county, FL. Property is listed under the city of Kissimmee.
The land that Encore Resort sits on was originally part of Reunion Resort. The land was purchased by The Falcone Group, a national real estate development and investment firm who then created the Encore Club Resort.
It is positioned only 6 miles south of Disney’s Magic Kingdom and its position directly off Florida state road 429 gives it excellent access to Walt Disney World via the west entrance off Western Way.
Its location south of W Irlo Bronson Memorial Hwy (US Route 192), makes it ideally located for the many popular shops and restaurants, providing important facilities for owners and guests. Encore resort is approx. 6 miles south of Walt Disney World. It takes about a 14 minute drive to the entrance of Disney.

Resort Amenities  (West Side)

The resort clubhouse facilities include, guest reception and concierge. Starbucks coffee and sundry shop, fitness center, video arcade and Fins bar and restaurant.
The water park amenities include a large adult pool with private cabanas, kid’s splash area and water park, three racing slides on a 60-foot tower.
Outside of the clubhouse Encore has a soccer field, three beach volleyball courts, two tennis courts and two basketball courts.

Features a playground, a splash pad, a covered pavilion with BBQ grills, and a sand volleyball court.

Encore Resort Design and Timeline

Construction began in 2014 with most homes being completed by 2022. Encore was built in three phases. Phase 1 was on the west side north of the clubhouse. Phase 2 was across Old Lake Wilson Road to the east of the clubhouse. Phase 3 was south of the clubhouse.
The clubhouse and waterpark was completed in March 2016 and christened by Dan Marino, Miami Dolphins hall of fame quarterback.

Zoning and Length of Stay

Encore resort is zoned for short term rental, does not have any deed restrictions on length of stay and does have an HOA.
Owners can rent short term, rent long term or live full time.

Management Model

Encore Resorts preferred management companies are LRR (Luxury Residential Resorts) & Jeeves / Vacasa Property Management Company. Independent property management companies are allowed but with restrictions.

Buyer Questions

Is Encore Resort at Reunion part of Reunion Resort?

No. They are separate resorts and do not share any common elements. The land Encore is built on at one time was part of Reunion Resort but was sold to developer Falcone Group who created Encore.

How is Encore Resort different from Reunion Resort?

Encore has its own private clubhouse and waterpark, a more affordable price point than Reunion, and the close community feel of ChampionsGate.
Reunion was built around three golf courses, Encore does not have a golf course and does not have access to the Reunion courses as part of Encore ownership.

How much do homes at Encore Resort cost?

Pricing varies by floor plan size. Smaller 4-bedroom homes start at approx. $450,000, and large 13-bedroom estates are closer to $1,500,000.

Is Encore Resort a good investment?

Encore Resort is zoned for short-term rental, has no deed restrictions on length of stay, and has resort-preferred management companies, so it works for owners who want to rent their home.  Its location bridges two well-known markets — Reunion’s exclusivity and Champions Gate’s affordability — which helps it appeal to a wide range of vacation renters near Walt Disney World.

Is Encore Resort gated and secure?

Yes. Encore Resort has manned and gated 24 hour security on the west side and electric gates on the east that are also controlled by security. It also has two electronic gates on the north side.

What are the HOA and Club fees?

HOA FEES: $857 a month with pool service, $697 a month without pool service.
Club Fees: Homes using Jeeves or LRR: $118.52 a month. Homes not using the approved rental program: $137.20 a month.
