Golf
All three Reunion golf courses are private. Only members and guests of members can play any of the three golf courses.

Reunion HOA
Monthly HOA fees are dependent of the property. Reunion has a dozen different HOA brackets and each is different depending on the location of the property.

Taxes
Taxes are higher at Reunion than many other resorts, that is because the developer placed cost of the resort infrastructure in CDD fees (Community Development Districts) rather than charge them in the lot prices which can be done in Florida. That all shows up as tax so to many it just looks like high taxes but it’s property tax plus the CDD.

Homes without membership
Reunion has a policy that property currently without membership will not be able to obtain membership. If using the resort amenities for personal or rental use is important to you then make sure when you buy a property it has a current membership.
Transfer of Membership (from one property to another)  $2,500

Owners of Two Homes
You will need membership for both homes. Reunion counts a membership for a house – not an individual.
If you intend to rent the property out with a Reunion approved management company and you want the guests to use the facilities you will require a membership for each property.

Membership and LLC
Reunion Club Memberships must be in the name of an individual, regardless if the property is purchased in the name of an LLC or trust.  Membership request a copy of the Articles of Incorporation that shows the individual is listed as a bona fide director, officer, partner, shareholder or employee of the entity that purchased the property.  They are then listed as the primary member and can add their immediate and extended family, defined as follows:

  • Immediate Family  – A Member, his or her spouse and their unmarried children, under the age of twenty-three (23) who are living at home, attending school on a full-time basis or in the military.
  • Extended Family – The parents, adult children, grandparents, grandchildren and great-grandchildren of the Member and spouse who are entitled to use the Club Facilities as a guest of the   Member upon payment of preferred guest fees.

No where else like it!
It’s actually a small price to pay to be a member of an exclusive country club that features the only place in the world where you get to chose from a Nicklaus, Palmer and Watson golf course when you roll out of bed. And the course is strictly private and in beautiful shape so you have the feeling of exclusivity.

The shops and restaurants have the feel of a Las Vegas casino and the water park cost over 10 million dollars to create. Fifteen minutes to drive to Disney and the parks make it the ultimate place to own in Orlando.

Make sure you are dealing with a Realtor who understands Reunion if you intend to buy, it is by far the better option to know all the facts before you purchase.
